Leasing Team
Tenants are the life-blood of any Landlord. Our Property Management and Leasing Team diligently work to obtain and retain the best commercial tenants. With licensed real estate brokers and in-house counsel on this team, we can react quickly to prospective tenants while conducting responsible analyses for the Landlords. Once tenancy is established, this team continues to build upon these relationships by fielding tenant concerns on any matter. This team is responsible for:

Negotiating all lease terms while in constant communication with the Landlord,

Preparing all leases and lease summaries to memorialize the transactions,

Cooperation with outside real estate brokers on initial leases, relocations, and renewals,

Researching market trends and establishing marketing packages, and

Supervision and communication with the Facilities Management and Accounting Teams to address existing or potential Tenant and Landlord concerns.

Facilities Management and ConstructionTeam
Quality buildings and 100% occupied spaces stay that way with responsive facilities managers. The Facilities Management team is responsible for maintaining an aesthetically pleasing property, inside and out. They:

Carry out all Landlord repair and maintenance responsibilities,

Assess and award bid contracts for each maintenance service provided at the property,

Handle all tenant improvements, upgrades, or expansion projects,

Perform preventative maintenance inspections,

Inspect all safety mechanisms within the building, and

Investigate energy conservation and environmentally safe operations at all locations.

Accounting and FinanceTeam
For a lease to produce the benefits anticipated by the Landlord and the Property Management & Leasing Team, the Accounting Team must quantify the lease terms into rents, operating cost reimbursements and compliance with benchmark dates. The Consulting Team, among other duties:

Generates, reconciles, and collects all tenant charges accounts,

Pays all service contracts as approved by the Facilities Management Team,

Analyzes and communicates financial performance to the Landlord on a monthly basis,

Offers consulting services to outside management companies, Tenants, and Landlords on everything from operating cost reimbursements to comparable lease analyses,

Prepares financial analyses for the Acquisition and Development Teams, and

Obtains financing for acquisitions and conducts all refinancing efforts.

Administrative Support Team
